buying first. If it’s a buyer’s market, then you need to be selling first,” A common statement made by Realtors to
their clients. But there are several factors to con- sider, especially when buying farms and rural properties that are seldom available and not the cookie cutter type of property you will find with single family residential units in new subdivi- sions.
The dilemma of buying first and selling
later or vice versus are difficult to ascertain if you are looking for a use specific type of farm. I have , personally, many clients who have been looking for the right property for years. The word ‘right” being used liberally in the sense that the property
must be “right” for them. If you do happen to find that perfect farm you can
believe many other buyers will also consider it to be the perfect farm for them and they are so seldom avail- able that the buyer who can buy without a condition on the sale of the buyers property will be the ultimate winner in a situation of multiple offers. Sellers may even take an offer with a reduced sale
price over one that offers no condition of sale rather than one that is higher priced but has a sale of property condition. This type of market is therefore always a sellers
market and if we apply that philosophy you should ei- ther have your property sold first and rent until you can find the perfect property or put yourself in a position of being able to buy without having to have a condition upon the sale of your current home. Unfortunately this does-
n’t take into consideration the market changes and increases in value if you sell and rent until the perfect property comes along. For example if some of my buyers had sold two years ago in the market we had over the past two years where property prices were booming and had gone into a rental situation they would now have lost several thou-
sands of dollars in equity on those homes they sold be- cause the prices increased so much. And they would be paying higher prices on the farm they buy. Not a good situation. The perfect scenario would be being able to buy with- out a condition on selling their homes first and in a re- ally busy market like we had over the past two and now three years this may not have been a really scary process as homes were selling so quickly and in most cases with over asking price offers to purchase. In a market like this it may be worthwhile to buy and sell your home after the offer on the farm you want to buy has been accepted. Either way it is wise to talk to a professional and
your bank person in order to find the best approach for you and your family. While it is a Sellers market when it comes to farm
purchases not all farms match buyers expectations but when that pristine dream farm comes along the Buyer needs to be able to react quickly and make the purchase before someone in a better financial position gets to it before he does.
