How to obtain a “Final de Obra” for your property
Some homes appear even today as homes ‘under construction’ in the Title Deeds and Land Registry. This defect in the legal documentation of these properties is usually caused by the absence of the Completion of Works Certificate, in Spanish called “Final de Obra”.
The Final de Obra Certificate is the document that states that the building has been finished and it enables the owner to change the description of the property from ‘under construction’ to ‘finished home’ in the Title Deeds, which you would normally do when selling.
Price of a Final de Obra Certificate is 190€ +IVA.
