Pet detectives finger felines
With many landlords not accepting pets, the boom in the rental market has led to a rise in the number of ‘undeclared’ animals living in rented accommodation. According to the Association of
Independent Inventory Clerks (AIIC), there are often tell-tale signs of pet damage to property and landlords and agents need to be vigilant about regularly checking their properties for signs of pets: These include pet hair; claw marks/scratches; fluffing or thread pulls on carpets and yellow patches on the lawn. Pat Barber, Chair of the AIIC, said, “We have seen all kinds of pet damage some amounting to very expensive repairs. Cats seem to cause the most problems.”

1.7 million homes and 130,000 commercial properties, worth more than £200 billion, are at risk from river or coastal flooding in England, with many more at risk from flash floods. Following the wettest April since records began in 1910, thousands of properties have already experienced flooding and are at risk of further problems if the wet weather reappears. Many properties could
become uninsurable and un-mortgageable as early as June 2013, when the ‘Statement of Principles’, the insurance industry’s agreement to provide affordable insurance, expires. The Government and groups like the National Flood Forum have called for a sustainable and affordable long term market for UK flood insurance. But according to the ABI, whilst insurers are determined to do everything possible to ensure that flood insurance remains widely available to vulnerable communities, this cannot be achieved without government help. Flood defence protection is a priority for all residents living
near to waterways, lakes and rivers. Many landlords with properties in flood-prone areas now have the added worry that their properties may be difficult or even impossible to insure later this year. This is a great worry for

property owners who face the potential threat of having their insurance withdrawn which will leave them in breach of mortgage contracts. Properties that face a high risk of flooding have had quotes for insurance cover with an excess of up to £20,000 a year. Michael Portman, Managing Director of LetRisks said, “We spend around £800m a year on flood defences yet still suffer £1.4bn of damages. This is a
worrying time for landlords with properties at risk. The Government has a responsibility to help protect properties by investing in flood defences and let’s hope the Housing Minister makes the right decision later this year.” l
