property hunters seeking a hassle-free yet lucrative investment off ering decent rental returns. You may be wondering whether it’s better


to push your budget further to get double the bedrooms in your apartment but bear in mind that how many bedrooms your investment should have depends entirely on location. “In cities, smaller apartments are extremely


popular, but in ‘summer holiday’ type locations you are more likely to see demand for two bed plus homes. In those locations a pool is always a good incentive and defi nitely increases popularity –


even if it’s close to the beach” says Saskia Welman of holidaylettings.co.uk. Holiday Lettings has roughly the same


amount of one and two bedroom apartments on its site, with enquiries for two bedroom apartments being 70 per cent higher than for one bedders (overall). In cities, both one and two bedroom apartments with a pool are not any more in demand than those without, but in beach/rural areas, one and two bedroom apartments with a pool are 35 per cent and 30 per cent respectively more in demand than ones without a pool. T e downside of having a communal pool is


that it will increase service charges – yet it is much cheaper than running your very own private pool! - but pool costs can be off set by the higher rent that can be charged. Service charges vary hugely depending on what facilities are available, you could pay anything from £500 to £800 per annum. “If there are more apartments then this means your annual payment is less, however you do need to check that there are enough pools


to go round the number of apartments or if there is only one pool that it is large enough for the resort,” says Jennette Bradbury of Egyptian Experience (egyptianexperience.co.uk). A large two-bedroom apartment is


a great option for attracting families, if you can’t aff ord a villa. However some agents equally report that one-bedroom apartments with a sofa-bed in the lounge – that technically sleep four people - can be very popular with (smaller) families keen to keep their costs down. “Also, apartments on a purpose-built


complex are ideal for families as they can take advantage of all the facilities on off er, and many developments have a children’s pool,” says Caroline May of Ideal Homes Portugal.
