Finding and purchasing in Turkey

When a buyer arrives in Turkey for a viewing trip, their agent should have short-listed a range of properties for them. Done properly, the viewing process involves three to four days of area visits followed by property visits. Even if a buyer has visited an area many times before, it is likely their agent will show them parts that are new to them. In Bodrum, in particular, there are at least a dozen towns around the peninsula, each with its own particular character – it’s unusual for a buyer to know all of them well. Generally a buyer ends up with a short-list of two


or three favourite properties, and then picks one based on price and terms. Once an off er is accepted, the agent should help the buyer to complete a handful of tasks before returning to the UK. This includes paying a reservation fee of around £1,000 to take the property off the market, visiting a Turkish bank and opening an account, appointing an English-speaking lawyer – your agent should be able to recommend a selection, and organising power of attorney. With all of the above done, typically it takes around


four weeks to reach completion day, which is when title is transferred into the new owner’s name. Before then, the buyer’s lawyer will do due diligence, all the necessary legal checks and ensure the buyer has the required clearance with the relevant government authorities. However, if the property being purchased is part of a complex where foreign nationals have already purchased, or if the property is being sold by a foreign owner, then completion can be achieved as quickly as one or two days after reservation. This is because many of the checks will have been done previously for the foreign vendor. It should be noted that Yalikavak is a rising star of the Bodrum peninsula, and not only thanks to the new marina complex. Planning laws there changed last year, making it harder to build there, meaning the area should become exclusive. With that profi le we see prices increasing more sharply than any in other parts of Bodrum.
