Never send a buyer into a showroom unaccompanied. They will inevitably fall in love with something out of their budget. Managed packages are helpful and save both builders and buyers a lot of home building heartache.


Never let a buyer into a construction site with blue tape. They have to understand that with a custom home there will be small flaws. The paint isn’t going to be perfect but it will be very close. Help them appreciate that this house is not manufactured on an assembly line. It’s the nature of the beast.


FINISH STRONG


If you can, attend every closing. The build- er’s presence calms the whole process.


Standing behind your product instantly makes buyers feel more comfortable that they are getting a quality home.


During closing, present the buyer with appliance manuals, surveys, keys, and any other relevant information. Be sure to have a database including an established method for handling warranty requests. It is also a good idea to explain to buyers what constitutes an emergency and when it’s appropriate to call a builder after the closing. It shows you are well organized.


Be sure to give buyers a gift they weren’t expecting. A gift certificate for a nice dinner to take a break from packing is always a great option. It goes a long way toward creating good word of mouth and long-term success.
