good Real Estate salesperson makes the job look effortless. We’ve all watched and


admired that person who sits their horse so well, still legs, straight back and quiet hands. We often don’t understand how much skill and hours of practice have hap- pened to make that rider seem to float along. The same is true with a good


Realtor. Hours and years of prac- tice , of honing skills, of patience and tenacity have formed the best in our business. Morals and ethics are something learned and instilled in people by their parents, their life


is a gambling type of career. We take a listing and gamble our money and our time on the hope it will sell. Sometimes it works out, sometimes it doesn’t. We then have to


gamble that by the end of the year we have made more money than we’ve spent. Long hours spent talking on


the phone, showing homes, dealing with peoples personalities, the problems they are having which more often than not have nothing to do with the sale of their home, the marketing ..preparing ads , placing signs, taking pictures, pro- motional flyers, drafting of con- tracts which are legal and binding and must be fault free, staging, driving in all kinds of weather con- ditions and all times of the day. Working seven days a week. Working when most people are not working , like holidays , weekends


and evenings as well as spend- ing most days in the office working on promoting the home. Dealing with clients who waste hours of your time by making low offers which have no chance of culminating, not having their homes looking their best when letting potential buy- ers come to view, sellers not taking our advice and pricing too high, sellers not wanting to co-operate with leaving the home when it is shown and then following the salespeople around asking questions and talking to the buyers who are just wanting to look through the home uninterrupted. I just recently showed a


home where the seller remained at home cooking in her kitchen, talk- ing very loudly to a friend on Skype while she chopped her veg- etables..chop ....chop.... and allowed her big dog to bark, leap up on the buyers and chase us around the home. Each time I asked tactfully if we could put the dog somewhere she responded with a big sigh. I’m not sure if she really wanted to sell the home and if not she got her wish. No sale. The salesperson does need the


co-operation of the client and some measure of reasonableness in their actions and thoughts in order for things to go smoothly but a good salesperson never shows any sign of frustration or allows any of the discussions to be anything other than professional. Very much the same as deal-


ing with a horse who is not listen- ing or wanting to react poorly to a cue from it’s rider. You never see any sign from the rider other than professional guidance and smooth-


ly having the horse do as you’d like them to do. To the person watching it all seems effortless. Teri Davidson is the Broker
