Bennington Green acquires Richard Neale Associates

The Winchester commercial market has remained relatively stable during the past few months, says Goadsby, with new opportunities arising and several high-profile deals completed in the city centre.


Retail remains consistently strong in the primary and good secondary areas of the city, with recent new additions to the high street including Caracoli and Kuoni. Winchester has not been immune to some of the casualties of the high street however, with departures including Game and Past Times. However both of these properties are under offer, and have seen approaches from well-known retailers within a very short timeframe.


Goadsby is still receiving a large amount of enquiries for retail and restaurants.


Dorset-based Bennington Green has acquired Richard Neale Associates. Richard Neale (above right) will become a senior consultant for Bennington Green, based in its central Bournemouth offices and joining forces with the existing team.


Neale qualified as a chartered building surveyor in 1977 and became a fellow of the Royal Institution of Chartered Surveyors in 1987. Having sold an established business, West London Estates, based in Reading, Neale relocated to Poole in 2006, establishing Richard Neale Associates in 2007.


He said: “When I was introduced to Bennington Green I admired its business strategy and work ethics. I have a loyal client base, so it is imperative that my clients continue to receive the best advice, and with Bennington Green’s technology and working ethos, they will be in safe hands.“

Another area of success is letting small offices suites on inclusive rents, which are proving popular with new companies and those wanting a satellite office close to home, with rent including service charge, utilities and business rates.


In the industrial market, despite continued poor market conditions, Alfred’s Brewery recently took space at Scylla Industrial Estate. Goadsby has also recently begun marketing Unit B, Moorside Road on behalf of Hampshire County Council.


Kingston Wharf sold


Kingston Wharf, a multi-let marine-based industrial investment at East Cowes on the Isle of Wight, has been sold to one of the occupiers, Cowes Harbour Commission.


Acting on behalf of National Grid Properties, Jones Lang LaSalle sold the facility which is used for the import of aggregates and fuel for distribution throughout the Island. Part of the site is used for cruising boat storage and the site is of strategic importance, providing one of few locations on the river with deep water access.


Emery Little bought by Alan & Thomas


Alan & Thomas Insurance Group has acquired Emery Little Insurance Brokers, a specialist aviation, SME and personal insurance broker based in Salisbury and Eastbourne.


Bucking the difficult economic climate, this latest buyout is one of three in as many years for the Poole-based insurance group, the largest independent general insurance broker in the region.


Alan & Thomas managing director Julian Boughton (above right), said: “We are delighted to have acquired the goodwill and assets of Emery Little which has been operating since 1971. We will be working with former owner Nik Little (above left) and his team during the coming months


and beyond to provide a seamless transition for clients.“


As part of the deal, Alan & Thomas will add eight new staff to its current tally, who will remain at the Salisbury and Eastbourne offices and be fully integrated into the company. As well as inheriting a substantial book of aviation clients, the buyout will also see Alan & Thomas adding a number of insurance clients to its client base.


Boughton continued: “The added expertise that the acquisition gives us in aviation insurance not only fits perfectly with our strategy to create specialist divisions within our business, but also complements our high-net-worth personal insurance offering.“

Even in these testing times we are seeing increasing interest in waterside development, reflecting both the scarcity of these opportunities and investor confidence in well established UK-based leisure and holiday destinations, such as Cowes.“


New global HQ for UPS


Acting on behalf of Uninterruptible Power Supplies (UPS), Lambert Smith Hampton (LSH) has acquired new global headquarters at Woodgate on the Bartley Wood business park near Hook.


UPS, a provider of power protection product and service solutions including standby diesel generators, battery banks, switchgear, power conditioning equipment, software and ancillaries, has purchased the 23,600 sq ft of fully-refurbished office building and will relocate staff from its current offices at Aldermaston.


Bartley Wood, which comprises 43 acres, has already attracted a number of major occupiers including Virgin Media, EDS, Lenovo, Serco, BMW and First Drinks. UPS is expected to take occupation of its new HQ next month.
