EMPIRE INTEREST IN ADELAAR PLAN
EPR Properties have unveiled Adelaar, a new four-season destination resort planned in Sullivan County, New York. New York - New licences
EPR Properties and its co-developers have revealed plans for a new $750m development, including land value, located 90 miles from New York City, and estimated to create nearly 5,000 jobs on 1,700 acres of land at the site of the former Concord Resort. The company has teamed with Empire Resorts, the company that currently oper- ates the Monticello Casino and Raceway and intends to apply for a license to own and operate a destination gaming resort that will include a four- star hotel. Adelaar – the Dutch word for eagle – will feature a broad variety of leisure and recre- ational programming.
Adelaar has been planned as a world-class desti- nation gaming resort to deliver significant eco- nomic benefits for local businesses, create dependable local employment, and have a posi- tive impact on tourism in upstate New York. Master planned by Hart Howerton, the award- winning architectural and design firm, the state- of-the-art and sustainable destination is designed to offer four seasons of indoor and outdoor activi- ties within several distinct areas: hospitality and spa, sports and leisure, dining, entertainment and retail, and gaming. Adelaar is uniquely positioned to achieve the tourism and economic investment goals set forth by the Upstate New York Gaming Economic Development Act.
Adelaar is estimated to generate significant eco- nomic activity for the region, including 2,550 con- struction jobs. It is believed that approximately 2,200 full and part time workers will be employed at Adelaar, with expected annual compensation of more than $60m.
EPR Properties President and CEO David Brain said: “As a major Sullivan County landowner, we are very excited about the prospect of bringing the Adelaar vision to life. This new world-class desti- nation resort will deliver significant economic benefits for local businesses, create dependable local employment and have a positive impact on tourism in upstate New York. With our SEQRA, permitting and final site plan in place, Adelaar is well prepared to come to market quickly.”
Adelaar has in place essentially all of its approvals and permits to commence construction immedi- ately upon the awarding of a destination gaming resort license to Empire. This includes all zoning, master development and environmental approvals for the destination resort, as well as site plan, infrastructure and permits to commence and com- plete the state-of-the-art casino and resort core, indoor waterpark hotel, and renovation of the 18- hole Monster golf course.

Sands disappointed as Florida House snatches the dice
US Las Vegas Sands has said it is dis- appointed by the Florida House’s intervention on gambling bills presented by the Florida State Senate, saying they will now merely ‘keep the status quo.’
Whilst a Senate measure prom- ised to ‘roll the dice’ on casino expansion in Florida, politicians in the House snatched them away. The Senate measure would have permitted one casino in Broward County and one casi- no in Miami-Dade County, with operators having to spend at least US$2bn on each project.
However a House proposal released on the eve of Florida’s 2014 legislative session doesn’t allow for any expansion beyond what the state has now. Instead it wants to leave any decision up to voters to decide if casinos could ever come to the Sunshine State.
Governor Rick Scott can approve or reject the casino proposal when he negotiates a new gam- ing compact with the Seminole Tribe of Florida. He has until July 2015 to re-negotiate the 20-year compact.
Andy Abboud, Vice President of
government relations and com- munity development for Las Vegas Sands, said: “We’re disap- pointed in these bills and con- fused by the lack of substance. Both the House and the Senate do not match the integrity of the conversations we have been having with the Legislature, both publicly and in private meetings, for the last year. The Senate bill will not bring integrated resorts to Florida. It will continue the status quo of leaving everything as it is, and Florida will continue to expand by gaming creep with- out a comprehensive policy. We were led to believe that the Legislature was going to set forth a policy that would set the exist- ing infrastructure and control growth in a meaningful way, and we’re confused why they want to stick with the status quo.”
