coverage can be purchased for just over $100 a year. In some instances, fl ood insur-
ance is required by law. To get federally secured fi nancing to buy, refi nance, build, reconstruct or improve structures in Special Flood Hazard Areas, the purchase of fl ood insurance may be required. Flood insurance is available
regardless of how many times the property has been fl ooded as long as the community participates in the NFIP. A fl ood policy may be assigned
to the new owner when the title to property is transferred from an insured seller to a purchaser. This does not apply if the building is under the course of construction or if the policy is for contents only.
Jim Rookard, director of insur-
ance services for AAA Colorado, reminds readers that “Basically, anywhere it rains it can fl ood. With that in mind, remember that fl ood coverage requires a 30-day waiting period from the time fl ood insur- ance is purchased until it becomes effective. And, fl ood coverage for your auto is found in the ‘compre- hensive coverage’ portion of the auto insurance policy.”
