Latest Rural Housing Figures
The Department for Environment, Food & Rural Affairs has released its latest Rural England Statistics and there is encouraging news for BMF members. More new dwellings were completed per household in rural areas than in urban areas. The rural figures show a return to levels last seen prior to the 2008 ‘Credit Crunch’ and subsequent recession. The BMF has studied figures for housing completions and net additional dwellings for 2018- 2019 in England. Comparisons are made based on the number of households in each area.
Completions
In 2018-2019, 10 homes were completed per 1,000 households in rural areas - compared to 5.8 in urban areas - split into: • private housebuilders - 8 rural dwellings completed, compared to 4.8 in urban areas;

• local councils and housing associations - 2 rural compared to 1 urban - ie double the rate in rural areas.
Net Additions 59,080 net new rural homes arising from either new build, conversions or change of use - which is 11.8 per 1,000 households - compared to 8.7 in urban areas. The spilt is: • newly-built homes = 89% of the 59,080
• homes gained from change of use = 10%
• with the remaining 1% being conversions.
We hope this upwards trend continues. It is worth remembering that in 2011, we reported on figures from Hometrack (residential property market analysts) that showed only 12% of all homes being built in England were in rural areas.
