Awaab’s Law - Phase 2 F
rom 30 November 2026, Awaab’s Law Phase 2 comes into eff ect. Awaab’s Law sets legal deadlines for social landlords in England to investigate and fi x hazards that put tenants’ health or safety at risk. It is named after two-year-old Awaab Ishak, who died in 2020 from a respiratory condition caused by prolonged exposure to mould in his family’s home in Rochdale. His parents had complained to their landlord repeatedly for three years before his death, and the mould was never treated.
Phase 1, in force since 27 October 2025, covered emergency hazards and damp and mould. Phase 2 turns Awaab’s Law from a damp-and-mould rule into a whole-home safety duty. For wholesalers, understanding the regulations is key to recommending appropriate ventilation products and damp mitigation measures to customers.
On page 30 of this issue, Triton Security explains what the law is, what changes on 30 November, and what it means in practice. Elsewhere in the issue,
