that people don’t prioritise the personality of the ’phys ical’ community where they live. “With this in mind, those
looking to sell property ought to look closely at which attributes in the area match the changing needs of property buyers today. The research clearly demonstrates physical attributes of a home and local area infrastructure are becoming increasingly important.” The research found that
properties with off-street parking and a new kitchen are far more attractive to buyers than those with landscaped gardens or conservatories. In fact, conservatories came sec ond last in the poll of desir ables that would boost the saleability of a property. Peter Bolton King contin
ues: ’The fact that conser vatories were one of the least popular attributes may surprise a lot of peo ple. However, the value of a property is restricted by the average price of property in the area, so if your home is already tip top and you add a conservatory to increase value, you may not get your money back. In short, adding a con
servatory should be a lifestyle choice.” According to the survey, clutter, pets and dirty work surfaces were the factors most likely to put off buyers. Other deterrents includ
ed dirty dishes in the sink, unmade beds and children running around. Peter Bolton King con
cludes: “It sounds like com mon sense but Kim and Aggie and good estate agents across the country have clearly got it right: a clean home with no clutter is a more attractive propo sition than a dirty, messy one.” The National Association
of Estate Agents is dedicat ed to the goal of profes sionalism within high street estate agency. Its aim is to reassure the general public that by appointing an NAEA member to repre sent them they will receive in return the highest level of integrity and service in both sa les and lettings. Ea ch NAEA member is bound by a vigorously enforced Code of Practice and adheres to profession al Rules of Conduct. Fail ure to do so can result in heavy financial penalties and possible expulsion from the Association.

ESCALATING land prices are forcing up the cost of rural housing schemes. The Campaign to Protect Rural England
(CPRE) and the National Housing Federa tion have called on the Government to take action on the escalating rural housing cri sis, as house prices in some areas have now reached 10 times the local earnings. Stewart Lilly, planning and development
