AT the end of the year, when everyone’s'thoughts are on Christmas, the prop­ erty market naturally slows down and, as a result, it has been difficult to judge whether the underly­ ing trend is busy or not. But since “normality”


returned on January 2nd, inquiries have got off to a flying start from buyers and sellers alike. While there may be signs of the market running out of steam in the south-east of the country, there are no indications of that happen­ ing here. On the contrary, we have


seen a number of instances where the number of inquiries for a single house has run into dozens or scores, with the final price decided by informal tender. However, concerns of an

imbalance between supply and demand hopefully should be receding as more sellers are putting their houses on the market and certainly it will lead to a much healthier situation if more houses are available for sale. There are various factors


at work here, of course. Many homeowners are reluctant to place their property for sale until they have found another one to move into, even though experience shows that, for the majority, selling first and buying second is the most successful approach. Intuitively, this is more

difficult to come to terms with, but it really does work in most cases. If the seller cannot find an alter­ native home there is usual­ ly the option of asking the buyer to wait until the right house is found. The other problem is
