Future Ventures When it comes to growth, Cohen plans to continue advancing


Guardian Storage through its operations as well as its reach. This includes exploring new ways to make a positive impact in the communities it serves and enhancing its customer service. “We’ve always been an innovative company,” he says, add-


ing that attention to detail and design has enabled Guardian Storage to boost the quality of its properties. “We’re always looking for the next best thing and want to continue to use technology to improve our customer service and state-of-the- art development.” Its newest endeavor includes establishing the Guardian


Storage brand in another market near Pittsburgh that Cohen has been evaluating for “quite some time.” He says this mar- ket’s metrics have great potential, including a growing popula- tion. Since it has remained “under the radar,” Guardian Storage broke ground on two new development properties in the fourth quarter of 2021. His strategy for the new market is to replicate the brand rec-


ognition that Guardian Storage has achieved in both Pittsburgh and Denver, thus bringing the “wow factor” that Cohen wit- nesses when people


tour his facilities. Those eye-popping


aspects include the company’s polished look, top-notch touch- points to care for customers, and remarkable level of service— all of which make Guardian Storage different and special. Then, after opening, he plans to become a valued member of those communities by utilizing the previously mentioned differentia- tors that “make up the Guardian difference.” Even though the “Guardian difference” may be slightly


modified to match the market, Cohen has no plans to alter the core values that brought about the company’s enduring suc- cess. Undoubtedly, this steadfast commitment to those pristine principles, along with three and a half decades of experience, will empower Guardian Storage to evolve with the industry and technology for many years to come.
