Guardian Storage Celebrates
35 Years Of Storage And Charity By Erica Shatzer

rom 1979 to 1987, the Pittsburgh, Pa., region lost roughly 133,000 manufacturing jobs—many of which were the result of “big steel” leaving the area. To seek stable employment,
approximately a million residents followed suit. Though these exoduses surely signaled that it was an unfavor-
able time to start a business, especially one that looks to popula- tion growth for viability, Steven Cohen, president and founder of Guardian Storage, had reverence for Pittsburgh, the city he calls home. With firsthand knowledge of the markets within the city and a healthy dose of optimism, he began developing his first self-stor- age facility in the East End of Pittsburgh, which Guardian Storage also refers to as its “Shadyside” location. Following more than three decades of success, June 2022 marks its 35th
anniversary. Thanks to Cohen’s vision and unwavering dedication to his
company, team, and the communities they serve, that original facility is now one of 31 properties in Guardian Storage’s growing portfolio, which includes 20 facilities in the greater Pittsburgh area and 11 in the greater Denver area.
Valued Through Values During his first 20 years in business, Cohen states that he focused
on building a consistent brand that “stood for something.” That “something” is defined by Guardian Storage’s five core values: car- ing, excellence, commitment, innovation, and teamwork. The reason that caring is listed as the first core value is obvious.
It’s of utmost importance to Cohen, who wanted Guardian Storage to be a good neighbor and respected member of the community from the start. To put this admirable objective at the forefront of operations, in 2019 he established Guardian Gives, a program that aims to make a positive difference in the communities in which the company operates.
