STRATEGIC CONSULTANCY
Colliers International has been appointed to the NHS panel for real estate asset services. We will provide consultancy, valuation, development, investment, acquisition and disposal advice on any asset type owned or leased by the NHS, including hospitals, medical centres, clinics, specialist units and offices.
VALUATION
We have provided annual formal valuation advice on the Barchester portfolio of 210 properties / c.10,000 beds across the UK since 2005. This involves a rolling program of inspections and desk top valuations providing strategic property advice where relevant. Total values are in the order of £1.6bn.
SOLD
The team acted on behalf of an overseas investor on a portfolio acquisition of six purpose built medical centres, based primarily in the Midlands and South East. Annual net rental income of £466,700; the centres were let to individual GP contractors / partnerships on long leases with an average unexpired term of 12 years. Lot size £7M.
SOLD
Acting on behalf of the owner of a 0.9-acre site in South Buckinghamshire with consent for 80 beds, we secured six formal offers (five unconditional) from major UK care operators and developers. The deal has been agreed with a high end care provider at c.£70,000 per bed.
VALUATION VALUATION
In 2017, we provided formal valuation advice to our long standing client Kingsley Healthcare on 15 long-term elderly care homes in the portfolio.
We provided Market Valuations on a £28 million portfolio of D1 primary healthcare medical centres, secured on Lease plus agreements, together with other healthcare services including dental surgeries, pharmacies and other specialist healthcare services, secured on commercial leases, located within the North West.
SOLD
We acted in the confidential sale of two highly specialist care homes (totalling 157 beds) on behalf of Cornerstone Healthcare. The properties provide specialist care to adults over 50, with a mix of mental health care needs. The properties have been sold to a new operator backed by a prominent investment fund.
