Building on an existing relationship and following an extensive 21-month bid process, Colliers International has been appointed by Bupa to provide full Estate Management services across its entire UK portfolio including 160 care homes, 460 dental practices, 20 health clinics, The Cromwell Hospital and 35 office buildings.


SOLD


We acted in the highly confidential sale of an exclusive 64-bed nursing home in South Hertfordshire, trading exceptionally well with average weekly fees of £2,000 per resident. In consultation with the owners, we created a lease structure and simultaneously sourced an investor to buy the freehold. Rent £1M per annum. Lot size c.£20M.


VALUATION


Since 2013 the team has been the fund valuer and strategic advisor to Target Healthcare REIT, the UK’s leading Real Estate Investment Trust dedicated to the care sector, with 47 best-in- class care homes comprising 3,328 beds. The Trust provides a range of tailored funding solutions to support care operators and increase the provision of modern, purpose-built care homes across the UK.


STRATEGIC ADVICE VALUATION


Working with a specialist investor, we provided investment, capital and rental valuation advice on a portfolio of private D1 healthcare clinic properties in the Harley Street Medical Area (HSMA).


We carry out annual accounts valuations under UK GAAP of the Consensus Learning Disability portfolio, a leading specialist care provider, part of the Caring Homes Group. The portfolio comprises over 70 registered care homes and supported living accommodation.


SOLD


We acted on behalf of the Royal Masonic Benevolent Institution (RMBI) in the disposal of a freehold residential apartment complex for the over 55s with a mixture of ground rents, life tenancies, ASTs and vacant space (122 units) in Hove, East Sussex, reflecting a Net Initial Yield of 4.06%.


VALUATION


We provided formal valuation advice to funders J. P. Morgan on Project Glass, a portfolio of c.70 care homes across the UK, let to Maria Mallaband Care Group and HC One. Value: over £300M.
