One of the most important factors in attracting long- term owners and residents to multifamily buildings is a structure’s ability to provide a consistently comfortable and healthy environment for its occupants. Although not immediately visible, a building’s mechanical systems are the driving force behind maintaining comfort and ventilation within its spaces and represent a significant portion of the annual operating expenses for a building; particularly for multifamily buildings that must operate 24 hours per day, 7 days a week.

maintenance of mechanical systems is a key factor to extend the life of these systems and to avoid service disruptions that affect the building operation and environment, and ultimately its occupants. To ensure continuous and proper maintenance of a building’s major mechanical systems, all properties should have a maintenance plan that identifies the recommended preventive maintenance for the type of mechanical systems specific to their building.


Preventive maintenance is planned maintenance that occurs at regular intervals with the benefit of extending equipment service life and proactively identifying problems during inspections. Preventive maintenance items can be as simple as exercising valves and replacing filters or
