ome years ago there was an apocryphal tale doing the rounds that a well-known fast-food chain didn’t have a property


team, it simply looked at the location of its main competitor and pitched up close by. These days that’s much less likely to


be plausible given the exodus of hospital- ity businesses from our high streets. With falling footfall, the burden of business rates and crippling energy costs, what once was considered a prime city centre site is now more likely to be a burden on the balance sheet. Around the country former restaurant


sites are shuttered as operators leave high streets and, on current evidence, there is little appetite for others to take their place. The latest group to pull back its presence is Prezzo, which this week announced it was to close 46 loss-making restaurants across the country (page 7). It said the high street closures were a


result of the cost of living crisis denting consumer confidence, coupled with soaring inflation putting up the price of everything from spaghetti to pizza sauce. Prezzo’s remaining sites are in locations it said were suited to changing consumer habits, such as shopping centres, retail parks, tourist destinations and travel hubs. There are still some high street success


stories and it can only be hoped that landlords take an open-minded view to supporting their hospitality tenants – many of whom are now being further hampered by Covid-related rent repayments. They are increasingly one of the last remaining reasons for people to visit our struggling high streets.
