Redford submits plans for 175 homes in former Nationwide headquarters


Bellway buys land for 82 low-carbon homes in North Horsham


Redford Developments (Swindon) has submitted an outline planning application to Swindon Borough Council, proposing the transformation of the former Nationwide headquarters building into 175 new homes.


Located on Pipers Way in central south Swindon, only a mile from Swindon’s upmarket Old Town district, the 3.8 ha site benefi ts from a draft allocation for residential development in the emerging Swindon Local Plan 2023-2043. In addition to the new homes, the outline plans incorporate a tree retention and planting strategy, a new pocket park, and children’s play area. Redford Developments appointed Corstorphine & Wright Architects to draw up the outline plans, along with an illustrative masterplan of what a future scheme could look like, including the delivery of a mix of two and three- storey houses. As part of Redford Developments’ proposed plans, the majority of the established trees and hedgerows along the site boundary are to be retained, with new tree planting planned to add to the street scenes. Ecological enhancements to increase the biodiversity of the site are also outlined.

Redford Developments is backed by signifi cant private investment, enabling sites to be purchased unconditionally or subject to planning. The company is also “in the market to acquire commercial assets that are non-income producing, requiring refurbishment, or redevelopment.”

The acquisition follows the submission of a reserved matters planning applica- tion earlier this year, for a range of one, two, three and four-bedroom properties, all featuring air source heat pumps and electric vehicle charging points. Outline planning permission for up to 2,750 homes along with a business park, retail units, community centre, and leisure and education facilities on land north of the A264 was granted in 2018. Bellway’s proposals are to develop a 6.4-acre parcel of land at the northwest- ern edge of the fi rst phase of the wider scheme, where construction is already underway. The Bellway site borders Old olbroo to the west and will be accessed from Moat Road, the main spine road serving this phase of the development. If the plans are approved, Bellway could start construction work on site in the autumn.

properties for private sale, featuring two, three and four-bedroom houses, and 10 affordable homes ranging from one and two-bedroom maisonettes to four- bedroom houses.
