Care Build Group celebrates topping out in Hinckley

Former educational estate could offer retirement village opportunity

The 138-acre former Pestalozzi International Village in East Sussex is for sale, with possible scope for redeveloping the site into a retirement village. Christie & Co has been instructed by

The Care Build Group has celebrated topping out the main structure of its new 67-bed home in Leicestershire. The home, located in the market town of

Hinckley, will be the Care Build Group’s first care home.

Works on the new home are expected to be completed in the autumn. When finished, the home, which is located on a road-fronted position, will have close transport links to the M1 motorway and will be ideally situated for local shops and amenities. The site - formally a car park and a local bowls club - has been designed to incorporate new club and pavilion facilities.

This brand new later living facility will

incorporate 67 en suite bedrooms, office spaces, lounge areas, hairdressing amenities, a commercial kitchen, private dining areas, and a pub. The home will be specifically designed in accordance with dementia-friendly acoustics and will cater to a range of complex needs. Ashley Cooper, director of Care Build Group, said: “This is a very exciting day for the project and Care Build Group as we celebrate the completion of the main structure of the building. We are looking forward to cracking on with the internal works and finishes in readiness for a successful completion to our client later this year.”

Welsh care home to be replaced with later living scheme A former care home in Risca, south-east

Wales, is being demolished to make way for a later living scheme. The site of Ty Darran care home has been

earmarked by Caerphilly County Borough Council for an innovative new scheme which will replace several existing sheltered housing schemes in the local area. Construction expert Willmott Dixon has

been appointed by the council to develop the facility. Consultation on the plans for the new scheme are currently being held. An event will also be held for the local community, with details due to publicised soon. Council leader Cllr Sean Morgan said: “It’s fantastic to be here to see the first stages in developing what will become a flagship scheme for later living. “We know from conversations with future residents that they’re keen to see this development progressing, so I’m sure this initial step will come as positive news.” Cllr Shayne Cook, council cabinet member for housing, commented: “This development will be unlike anything the Council has delivered before. As well as having high levels

of energy efficiency, it will also benefit from state of the art flexible communal spaces and outdoor areas to improve the health and wellbeing of residents. “The development is in a prime location offering easy access to a wide range of services and recreation for residents, within the local community or in the comfort of their own communal spaces.” Ian Jones, director at Willmott Dixon,

added: “We are proud to once again be delivering a project in collaboration with Caerphilly County Borough Council. The development will provide Later Living Apartments in a flagship model. We believe that every home we create will be a special place to live.”

owner PGL Travel Ltd to handle the sale. Situated in a picturesque location near Sedlescombe in East Sussex, within the High Weald designated Area of Outstanding Natural Beauty (AONB), Pestalozzi was an international children’s educational and residential centre for over 60 years until its acquisition by PGL in 2019. The site incorporates a number of residential and educational buildings as well as a lake, sports pitches, and agricultural land.

Pestalozzi’s permitted planning use

is as an educational and residential institution and there is an existing consent allowing for the development of further accommodation on site. According to Christie & Co, the site may have potential for a variety of healthcare- and education- related uses falling within class C2, including possible health & wellbeing, place of worship, or non-residential education uses. Additionally, it is thought that the site may have potential for an element of residential development. Jordan Rundle, director - healthcare

development & investment at Christie & Co, said: “Affluence levels are strong within the catchment area and the site is situated close to the densely populated elderly demographics of Hastings, Bexhill, and Eastbourne. As such, this former C2 use residential institution may have potential to create a specialist care facility, or idyllic retirement village community set within extensive grounds, and we look forward to marketing this opportunity to our national network of buyers.”
