MODERN METHODS OF CONSTRUCTION

and play’ connections. Modules can be removed, replaced, or reconfigured later, if needed. All ‘standard’ components are provided with warranties, and a digital operation and maintenance manual is provided with the buildings. Working with NHS Trusts and fire engineers, all of the exterior envelope of the building system was designed and tested to meet all of Part B non- combustible Building Regulations. For ease of maintenance and improved performance, at design stage clients can specify which items they want incorporated into the standard design. These include doors, IPS, plumbing, and electrics. Full bed and passenger lifts are easily incorporated into the modular design, and specialist areas like operating theatres, MRI functions, and pathology units, can also be catered to. The completed building is both HTN and HBN-compliant.
Benefits of offsite
As well as offering a fully compliant solution, this modular building system also offers the usual benefits that are inherent in offsite construction methods – including speed, cost, flexibility, and quality. The standardisation of modular products means that compliance requirements can be applied to building systems without having to go back to the drawing board for every scheme. In turn, this allows for a smoother design process, since advice and opinions from fire officers and infection control specialists have already been taken into consideration. As a result, any Trust- specific requirements are treated as ‘minor changes’, rather than fundamental design changes. The pre-engineered, proven design also means that the NHS does not need to collate data retrospectively, as data is provided upfront. So, the Trust knows that it is

getting a building that meets its needs. This not only helps control costs, but can also help with the insuring of the buildings.
Designed with scalability and flexibility in mind, extra storeys can be added later with ease. The building modules can even be removed and relocated to a different site if needed. Perhaps the most crucial benefit is that the modular method minimises the impact on day-to-day activities that occur on site for both staff and patients.
Sustainable construction With the UK construction sector aiming to be carbon neutral by 2030, modular construction methods offer a perfect sustainable solution. Much of the manufacturing process happens in a factory-controlled environment, which guarantees the optimum use of building materials, greatly reducing waste – to the
