TC: Many office providers do not consider that companies are made-up of a collection of individuals, and time needs to be taken to understand how they all work together. One of our clients really places a value on having multifunctional offices, for example, which can be used for both ‘townhall’ style meetings, as well as events. Because this is how they operate, we worked hard to create somewhere that can be transformed quickly and easily from one to the another, without compromising style or functionality.


Q: What is your process for collaborating with clients, from


TC: This even trickles down to much of our furniture and fixtures and fittings. We are always proud of the fact that our office furniture is high end, but typically refurbished or vintage. In our latest acquisition, 88 Kingsway, for example, as much as 40% of the furniture is refurbished, though you would never know it to look at it. We are also strong advocates of recycling, and incorporate technology, such as light and PIR sensors on lighting and plumbing systems, to minimise wasteful expenditure.

: How do you approach understanding and integrating a company's brand identity and culture


into your design concepts? YR: Unlike many of our competitors, we value our clients’ brands, and the best way we can showcase this is by placing their company names prominently in our buildings. We want them to say, "Come to our Holborn offices" rather than "Meet us at the Canvas building". It is their own home, after all; they are not simply renting a space.

the initial consultation to the final implementation? TC: The journey starts with our sales team, who will work with a new client to identify how they want to use their new office space. This in turn gives our design and operation team the right ‘canvas’ to work from. Often, consultations start at least a month before they move in. This includes a review of their office priorities and maximising their budget to achieve it. It is a fun process and can be challenging, but our team love finding creative solutions, and we will always find a suitable compromise, if necessary.


YR: We often find that clients have an idea of what they want, but not the details. It is our job to get these nailed down, as well as to help them understand the practicalities of maximising the use of their space. Sitting down with our clients and asking them a number of open questions, for example, or even getting them to use a space before we adapt it to their needs, is how we best achieve this. That way, they can see if the décor meets their high standards, or if they prefer a high-grade carpet instead of wooden floors. Perhaps plug sockets have to be moved because the CEO suddenly wants to incorporate a recording studio into their plans. No problem! Exceeding clients’ expectations is what we do.
