IMPORTANT AUCTION INFORMATION PRIOR TO THE AUCTION


Prior to arriving at the auction, please ensure that you have: • Read and understood the Important Notice To Bidders at the front of the catalogue which applies to all lots • Taken professional advice froma solicitor, surveyor and/or accountant prior to bidding • Read the various Conditions of Sale in this catalogue, the Special Conditions of Sale in the Legal Pack and any Addendumthatmight be applicable • Inspected the lot/lots you are interested in • Undertaken all the usual searches and enquiries through your solicitor or professional representatives


• Read and understood all the legal packs including leases, titles etc relating to the lot/lots which are available fromthe Vendor’s solicitor or at www.cbre.co.uk/auctions


• Consulted your accountant regarding the impact of VAT, if applicable, on the sale price • Have finance available for the deposit and the full purchase price • Satisfied yourself as to the accuracy and completeness of the catalogue • Checked on the availability of all lots and their Guide Prices up to the auction day as some lotsmay be withdrawn or sold prior to the auction


For ease, a separate guide price sheet is included in every catalogue. Please note that guide prices can change during the marketing campaign and the up to date guides, sales prior or withdrawals can be found on our website www.cbre.co.uk/auctions or by contacting a member of the Auction Team to check over the phone, to receive a fax or request an email of the updated guide price sheet.


THE AUCTION DAY


On the day of the auction, please ensure that: • You arrive on time to listen to the Auctioneer’s announcements at the start • You have read and understood any Addendum (if applicable) as this will highlight any changes relating to a property • You have raised any questions with any member of the Auction Team or Vendor’s solicitors prior to the auction commencing • You make your bidding clear to the Auctioneer as when the gavel falls you are under a binding contract to purchase the property


• You have the deposit available. Please note that cash deposits cannot be accepted in any circumstances. However, personal cheques and company cheques (drawn on a UK clearing bank) as well as bankers drafts are acceptable, subject to any Conditions of Sale


• If you are a successful purchaser, you must sign the Memorandum of Agreement and any other relevant contract documents at the contracts desk • You have proof of identity as follows:


PROOF OF IDENTITY


Individuals The purchaser and bidder must provide one original document from the following, together with a copy for us to attach to the contract: Proof of Name


Proof of Address


• Photocard Driver’s Licence • Current Valid Passport


• A Utility Bill issued within the last 3 months (excluding mobile phone bill) • A Bank or Building Society statement issued within the last 3 months


• Driver’s Licence (with or without photo)


Companies The purchaser and bidder must provide proof of name and address as above together with one of the following:


• Certificate of Incorporation for the purchasing company • Evidence for one individual representing the purchaser (Director or Company Secretary) • Evidence that the bidder has the authority to represent the purchaser at the auction We will take and retain copies of your identification documents in order to comply with CBRE’s guidelines and the RICS Best Practice guidelines.


UNABLE TO ATTEND THE AUCTION? It is advisable to attend the auction. However, if you are unable to attend the auction, you may, by prior arrangement organise either telephone, proxy or internet bidding. Please refer to the back of the catalogue for the registration form, together with the terms and conditions. For the avoidance of doubt, a proxy bid authorises the Auctioneer to bid on your behalf up to your specified limit. A telephone bid can be arranged with the Auctioneers to receive bids over the telephone in the auction room. Please note that all the normal Auction Conditions and Conditions of Sale as well as any Addendum apply to all telephone, proxy and internet bids.
