Dear Jason,


We have just inherited a property, which we will probably put on the market in the spring. Meanwhile as it's unoccupied do you have any advice on what we should do? Mr & Mrs J Kendal

If you are leaving a property empty for any length  switched off in order to save on 'unnecessary' bills. If you decide to do this – particularly at this  that both the water and central heating tanks are properly drained down. The last thing you want is  whole place ankle deep in water from a burst pipe.


 mothballing a property in this way can be a false saving. The sad fact is, an obviously empty house  

the outset, a house that is shut up for months over the winter will always feel cold, damp and unwelcoming when you eventually come to show people round.


 mains services connected – set the heating to come on low for a couple of hours each night and morning. This will not only help protect against frozen pipes, but will ensure that the property is just that little bit warmer and more welcoming.


I would also recommend having a couple of lamps and even a radio (set to a talk only radio station such as Radio 4) on timer switches so that these come on a different times within different parts of the property, which will help deter intruders.


In addition, you should try to visit the property regularly – or arrange for someone else to do so – in order to give the place a bit of an airing and to clear away the mountain of junk mail that will inevitably accumulate. This also means that if anything has gone wrong, or any damage has been done – either accidentally or otherwise – it  noting that most insurance companies will actually expect an empty property to be visited at least once a month.
