SANTA ROSA, CA. ~ Fi- nancing! Fall colors are creeping in but summer keeps hanging on.
The scorch-
ing temperatures become almost un- bearable as we look forward to the cool fall days ahead and hopefully some rain to end this prolonged drought. The Valley Fire is still burning in Lake County as I write this column. I cannot imagine how hard it must be to battle those fi res in a heat wave. The path of devasta- tion that has been left will stand as a reminder of how bad this drought has been.
It is dif-
fi cult to write some- thing upbeat about a disaster, however, we must commend our fi refi ghters for going “above and beyond” in the line of duty.
As the season turns to fall and the prime home buying season comes to an end there still are opportunities to buy a home. If you haven’t been able to save for that down payment, there still is the 100% fi nance pro- gram offered through USDA. This is a government program and will require full documen- tation. You will need to dem- onstrate the ability to repay. No stated incomes for this pro- gram.
USDA is a loan program funded though our Department of Agriculture that is designed to help underserved areas, typi- cally outside city limits. Once considered Farm Loans, these loans are not for the farm but for the home. If you are look- ing at a home outside city lim- its, this loan program may work for you. Eligible properties are north of Windsor and all of east and west county.

program does require the home to be owner occupied.
