Kimmitt & Roberts is lucky enough to operate in an up and coming seaside location. Seaham, with its dramatic cliff top location has seen the biggest jump in house prices over a ten year period, with a current increase fi gure of 183 per cent, taking the average house price to £109,000 in 2012. We have been aff ected by the economic slump, however not as badly as some of our neighbouring towns.


There is a huge diversity of housing both in and around Seaham; £50,000 fi rst time buyer houses to £500,000 plus homes; Seaham can cater for all tastes. We pride ourselves on being ‘The Best’ in our postcodes, focusing on setting sensible asking prices on instruction and, by doing so, achieving on


average 96 per cent of the asking price so far in 2012.


But we are still up against other agents over valuing to gain business especially, now as new instructions slow down due to the holidays. They tell the vendor what want to hear – whether or not it is accurate. Secondly, they convince them that they can achieve that price, even if they cannot. Thirdly, they get them to sign up to a fi xed period where you cannot change agents regardless of their lack of delivery – 4 months or 6 months is common. Finally, they badger vendors to reduce their price down to the level it should have been all along, despite the fact that, at the time of the “valuation”, they were very convincing that the original recommended price was achievable. The practice of overvaluing is


widespread and is rife in this diffi cult market.

The Slough Trading Estate is home to several leading successful companies including Mars, Telefonica O2, LG, Ferrari, UCB, and RIM to name but a few making the town of Windsor a highly sought after area.
