of Southside is Baymeadows. This neighborhood consists of the area that surrounds Baymeadows Road. It is home to several corporate office parks, retail centers and residential communities. Florida State College at Jacksonville— Deerwood Center is located on the corner of Southside Boulevard and Old Baymeadows Road.


WESTSIDE This area refers to the western portion of Duval County.


The Westside is a diverse area of smaller communities, which include the small, incorporated town of Baldwin; the semirural Marietta-Whitehouse area; and the neighborhoods of Normandy and Maxville. Many Westside residents are military personnel stationed at NAS Jacksonville, as well as employees at the expansive Cecil Field Industrial Center. Potential residents of the Westside will find affordable housing and inexpensive property, along with a slower-paced lifestyle. Additionally, residents will enjoy the Westside’s heavily wooded areas, which allow for hunting and other outdoor activities.

AMELIA ISLAND/FERNANDINA BEACH Florida’s northernmost barrier island, Amelia Island is


located about 30 minutes north of downtown Jacksonville and just south of Cumberland Island, Ga. This 13.5-mile island is filled with history. The only area in the United States to have been ruled under eight different flags, Amelia Island embraces its past through preservation of historical landmarks as well as its annual Isle of Eight Flags Shrimp Festival. Amelia Island has an array of real estate options: Victorian-styled homes, oceanfront condominiums, estate properties, a resort community and traditional neighborhoods. The island is home to several distinct areas, which include the city of Fernandina Beach in the northern part of the island and Omni Amelia Island Plantation in the south. The highlight of Amelia Island is the historic seaside village of Fernandina Beach. The 50- block downtown area is listed on the National Register of Historical Places. Reflecting the city’s great prosperity period in the late 1800s, the historic downtown district is characterized by late-Victorian architecture.
