If you are Ex-Service or Single and beyond the six months after your exit date please do not apply, but contact SSAFA’s Advisory Service who may be able to help, Tel: 0207 4639398. If you own or part-own a property or are privately renting, you cannot be considered for housing through the Scheme. Similarly, if you have sufficient capital to buy a property you are unlikely to be housed. Pensions and expected gratuities will also be taken into account.
The application and referral process If you are eligible, you will need to complete an application form. These can be sent to you by phoning or emailing JSHAO.
Please be aware that applicants are restricted to ONE offer through the scheme.
Choice based lettings We will also, where applicable, direct you to Choice Based Lettings (CBL) Schemes operating in your specified areas. So, even if a Housing Association is not participating in the MoD Referral Scheme, they may form part of a Common Housing Register for an area or county. The MoD Referral Scheme will direct you to the relevant CBL Scheme and provide you with an application form. Once you receive your reference number and

banding, we will monitor your progress as you bid for properties. This also means that applicants requesting areas not covered by those Housing Associations that offer referrals or hold their own waiting lists, may be successful through CBL. If applicable, further information will be provided with your letter of acknowledgment.
Homes to rent in Wales via the MoD referral Scheme The Welsh Government has allocated £2M of funding to buy 1, 2 and 3 bed properties for Service leavers and veterans to rent. The stipulation is that the money must be spent in this financial year. The properties will be in areas where the chances of finding employment are strongest. They will be located in areas across the North of Wales, the SW of Wales and the SE of Wales.
The properties will be allocated via the Joint Service Housing Advice Office (JSHAO) MoD Referral scheme. Because of the need to spend this money in year, applications are being sought now from personnel who are leaving the Services in the next year.
Applicants, should be in a position to occupy a civilian rental property by 31 Mar 14. The earlier
that the JSHAO receive applications, the stronger the likelihood will be that the Welsh Government can source properties that will match the needs of the applicant. However, the Welsh Government will be constrained by what housing is available to buy on the open market.
Rents will be at normal Housing Association rates. Housing Associations do not require tenants to pay a deposit or a bond prior to occupation. Occupants must be able to afford to pay the rent in full (with Housing Benefit if applicable) and will be expected to prove that they will be able to do so.
Applicants will be prioritised in accordance with normal MoD Referral Scheme rules and details will be forwarded to the managing Housing Association for them to complete tenancy checks. Tenancy agreements will be between the Tenant and the Housing Association managing the property. The Housing Association will reserve the right to reject any applicant that they deem unsuitable for the properties.
