This house is 30 km from Lake Annecy, and shows how prices decline as you head west: it still has elevated views over the water, and is, if anything, slightly closer to Geneva, but costs €100,000 less than the previous property. It’s an older-style Victorian house, but with more classical French elegance than the chalet styles nearer the Alps. It has a huge terrace outside, and though the interior is a little tired, a bit of decorating and a retiled kitchen/bathroom and it will look splendid again. It is largely open-plan, with original features and attractive wooden fl oors. There is also the possibility of opening gîtes or extending the property to provide tourist accommodation, and what guest wouldn’t be thrilled to arrive at this pretty-coloured house?
THEY LIKE: • The location is good. It’s a bit further from Annecy, but close enough to Geneva.
• It has lovely views, but we would need to check that it is facing south, and the sun isn’t blocked by the mountain behind.
• Although a similar size to the fi rst house, it has much more character. We could make it nicer-looking, too, with some greenery on the terrace.
THEY DISLIKE: • The hillside at the back is quite close, and we don’t want that much land. • It would need a new kitchen and bathroom, at the very least.

This more economical option is in the Vallée Verte area, a few kilometres south of Lake Geneva and to the east of Annecy near the ski resort at La Clusaz. The house is small, but not too small, with plenty of space in the cellar for storage and a good- sized garden. It has a modern, attractive kitchen with lovely views and quality wooden fl oors. Indeed, wood is the defi ning feature of the interior, with an amazingly tempting bed in the master bedroom and even a dressing room. The garden is set up on several layers – something of a necessity in this mountainous region – and is attractively designed, with steps in local stone to match the house. The hamlet of Mégevette has nearly 500 residents, with small shops and cafés within walking distance.
THEY LIKE: • The traditional stonework of this house is just what we want, although it needs repointing in places.
• Inside ,we love the wood, and the wood-burning fi re in the living room. • It appears to be south-facing. • We like the garden, which is large enough but manageable.
THEY DISLIKE: • A garage might be useful, so we don’t have to dig the car out of the snow every winter morning. This doesn’t have one.
• It would be fi ne for us, but a bit small if we wanted to have friends to stay.
