Developer British Land will complete its 13-acre mixed-use site, located north of the Euston Road, with the aim of achieving a BREEAM ‘Excellent’ rating on the NEQ. High Ratings and accolades have become the norm. Regent’s Place has to date won the RTPI ‘Sustainable Communities’ Award (2010); the ‘Built Environment’ and ‘Biodiversity’ awards at the Guardian Sustainable Business Awards (2011); Triton Square won a Civic Trust Award (2004) and Arup won a Green Apple Award (2007) for its green roof scheme. green roof has been installed, some of it fitted after parts of the development were completed. The green roof design was a two-year pilot with Arup. The rare Black Redstart has been spotted on the roof, illustrating the type of bio-diversity attracted to the Sir Terry Farrell master- planned site. The Estate’s award winning sustainability features include a PV installation, producing more than 15,000kW/h each year. Water management systems harvest around 2.4 million litres of rainwater annually, which are recycled for toilet and urinal flushing as well as irrigation purposes. Best practice in recycling and waste management has been applied to the supply chain. 24.6 per cent of construction materials have come from recycled sources; 100 per cent of the timber is certified sustainable, and over 85 per cent of the development waste was either reused or recycled. In 2010/11, zero waste went to landfill with 402 tonnes being recycled and the remaining 667 tonnes being incinerated and converted to power, the equivalent of £56,600 saving in landfill taxes since 2008/09. The Estate, as a whole, is designed to be up to 32 per cent more carbon efficient than current standards. Contributing factors include enhanced building air tightness, high performance glazing, motion and daylight sensors, electronic energy monitoring and high efficiency centralized HVAC systems. high efficiency chillers in several buildings in Regent’s Place contributes to this effort and strongly contributes to the high BREEAM ratings and energy performance in the buildings where their systems have been specified.”
In total, landlord-influenced energy use has been cut across all like-for-like buildings, saving occupiers £527,000 and reducing carbon emissions by 4,200 tonnes. Working alongside the Better Buildings Partnership, using its Green Building Management tool, British Land encourages residents and workers to consider sustainability and what it means on the Estate to those who work and live there. After more than a decade in the making, Regent’s Place is at the vanguard of livable future cities, the type of development that Mayor of London Boris Johnson describes in his vision of ‘Smart London’. “In a rapidly changing world, we will need to work harder than ever to stay ahead of the game,” he says. Regent’s Place, as an exemplar sustainable development, has stolen a lead.
