Responsible Luxury
This popular executive home plan has been upgraded to a superior level of energy efficiency, with an emphasis on natural ventilation and daylighting.

EARTH-SAVING IDEA
With a home so spacious, it might be worth planning for future downsizing. Flex Space (BR 5) above the utility room could be pre-plumbed and pre-wired for a future kitchen, so that later, the upstairs could become a second unit for kids, aging parents, or tenants.

GREEN HIGHLIGHTS
A
The designer suggests use of spray foam insulation for the entire building envelope, so no roof venting is needed.

B
Window and door glazings are maximized on the south face, and reduced on other sides of the home.

C
All lighting fixtures, ceiling fans, and appliances are assumed to be Energy Star compliant.

D
The design suggests floors of renewable bamboo in bedrooms, reclaimed wood elsewhere, and ceramic tile or patterned concrete in wet areas.

E
Countertops will include recycled content—glass or other composites.

F
All air ducts are located within conditioned space, preventing energy loss.

G
The planners recommend high-performance windows and doors with a U value of less than or equal to 0.35.
