As the design becomes more developed, so does the model – they are one and the same. Unlike a traditional design using a drafting system, a building information model is able to hold a potentially unlimited amount of non-graphical attribute data for each element and component in the building. conflicts and clashes are easily detected.
An audit trail is maintained throughout,
providing a rich history of how the building came into being, how its design developed and how it should be managed during operation and use. A building information model is more than a data repository because relationships between spaces and components are defined, enabling the impact of a proposed change in the design to be assessed quickly.
Applying BIM retrospectively
BIM has so far been implied in the context of new construction; but what of existing buildings? The retrospective application of BIM is important for two reasons: first, many existing buildings are far less efficient than they should be, but we do not know the extent or the best way of improving them; and, second, there are lots of them. There are huge gains for owners and
occupants, as well as wider societal benefits from having efficient, low carbon buildings. The difficulty is in convincing owners, who may regard the idea as fanciful and a waste of money, that the benefits do outweigh the costs.
