tasks may be postponed or simply not undertaken. Gathering information – and doing it


properly – can be one such task. Planning the work needed to gather information for operation and use should be built-in to project schedules, not least because it is a contractual requirement. Even so, strong leadership is necessary to ensure compliance. Once the project team has begun to disband, it is too late to start a paper chase.


Building information models


CAD systems have long been used to define 3D geometry and to express architectural treatment and engineering requirements. CAD-based integration of design information has advanced over the last decade to the extent that all information needed for design and construction purposes can be held digitally. Non-graphical information – for


example specification and resources – representing attributes of geometric elements is held in databases which can be queried to provide reports supporting a variety of functions, for example estimates of cost and energy use. Adding data to support other forms of analysis –


for instance operational arrangements – is straightforward and does not require expensive graphics-based systems to provide the interface between user and database. A weakness may exist in the availability of operational data and


information, but the means for modelling them is not in doubt. The promise of information models that can hold all the design, construction and operational data for a modern, complex building has been just that until fairly
