Adding value | Halcyon Hills on the Greek island of Samos and Arcos Gardens close to the old town of Cadiz in Spain are two recent European luxury leisure property developments that have joined The Registry Collection programme. The team worked closely with developers Barrasford & Bird Worldwide and Novaterra Resorts to create the right fractional model for their markets, reviewing business models, markets, consumer marketing and identifying consumer groups for B&BW and the core components of the fractional proposition, legal structures and a variety of operational aspects for Novaterra.

hotel brands such as IFA Hotels and developers. “The Registry

Collection provides a strong brand with a well-managed reputation, and reliable service that is delivered by dedicated professionals with a high degree of fractional industry experience,” said one judge. Another added: “Sharing this expert knowledge ensures the best possible chance of succeeding and recouping capital investment as quickly as possible.” TRC’s reliability is equally important

to consumers. Its quality assurance programme of selecting and monitoring participating developers is designed to ensure all affi liated properties meet a set criteria of quality and service standards that will meet the high requirements of customers. In addition, the TRC dedicated member servicing team is at the disposal of all customers.

Working for the industry

The OPP judges were particularly impressed with TRC’s use of its market leader status to improve the perception of fractional and recognising the value of sponsorship and the importance of being linked to named brands. By securing partnership with major

Resorts, TRC helps to bring confi dence to this market among business and consumers, encouraging further big brand entry into the fractional market. TRC has placed signifi cant

investment in maintaining a presence at consumer and trade events and websites. In the last year it has exhibited at or sponsored the Fractional Life expo, the Fractional Life Summit, The Property Investor Show & OPPLive and the RDO Forum. It also co- hosted the Ragatz Conference in San Francisco last month. It is frequently found on websites such as Fractional Life, Newskys and Owners Perspective. As well as helping developers with

PR, TRC has alsopromoted fractional ownership as a product, securing editorial coverage in national media. It also produces its own print magazines designed to educate and inspire developers, including The Registry Review (published quarterly in the US, biannually in Europe with plans to go quarterly next year) and Ventures Magazine, which is mailed out and distributed at events worldwide. NorthCourse is the company’s

consultancy arm, which produced the Trends in Fractional Real Estate Europe

2009 to help members make informed decisions. It explores various fractional models and their suitability to diff erent markets and locations, as well as fi nancial, regulatory and legislative implications. TRC’s relationships with industry experts enables the team to connect developers with the right people if in-depth specialist help is needed, eg fi nancial or local lawyers in regions across the world.

Why did The Registry Collection win this year?

The Best Fractional Service Award was a new category introduced in 2009 as part of the product and service element. Focusing on how the entrant’s services help developers to sell fractional product more eff ectively, the criteria covered the number of sales it had helped to close, added value for the developer and the end-user, how it is helping to improve the perception of fractional ownership, what it does to encourage partnership or strategic alliance, and how it protects both the developer and end-user. Scoring highly across all of these key criteria, The Registry Collection’s entry focused solely on the main questions, providing only relevant detail – and by following the entry template it was much easier for the judges to score.

TRC and RCI have also worked with

the Resort Development Organisation (RDO) to lobby MEPs during the review of the new EU Timeshare Directive – the legislation that governs fractional sales. Its pro-active role in the

development of fractional ownership, and investment in the services that support it, The Registry Collection is helping the entire industry to sell it in the right way.
