We have realised that the buyer markets of tomorrow will not be the same as today or yesterday. Accordingly we have instigated a comprehensive research study with TORE (RCI consulting company) to analyse the pyschographic profile of who our buyers are, where they live, how they will access us and what they want (precisely) in terms of amenities, accommodation, ongoing operations and price.

Our ‘understated, defined experience’ customers appreciate ‘sanctity of place’ and have a hunger for ancient civilizations. This will now be given its proper sense of importance in our authentic story positioning Flamingo Lakes as being impossible to replicate anywhere else in the world. Also, instead of one amorphous resort of 3,000 units we now have ten discrete buying groups. So we have ten different communities, with a different name, different branding, and different amenities. We have different accommodation ‘products’ (freehold, fractional, PRC, millionaire luxury to affordable, and active to independent living), services, price and different routes to market.

The main motivation for the retirement markets is not only the cost of living but the recent change in the insurance companies coverage policy. This situation gives confidence to the user to move to other locations and helps to contain insurance costs.

Also, not all retired are millionaires. As of today, the majority of developers aim to the higher tiers in the market, but there are interesting opportunities in the mid segment market, with people looking for properties in the 100k – 200k range. And all of them will be retired during the next 10 years.

I think the big challenge today is to clearly define the product, market niche and distribution channels. The audience will be there anyway, but as long as the developer can align this three factors, the project would be successful.
