There are a lot of myths and misconceptions about the so-called BMV (Below Market

Value) market and in places like Spain, where open market value is so hard to determine, there are those who don’t believe it truly exists. But distressed, discounted or BMV deals have given enterprising agents an opportunity to close some business while helping to restore both value and confi dence to a stagnating market. They have also helped developers to shift unsold stock, and tempted cautious cash investors back into the market. By reducing inventories, some developers have even been able to put prices back up – increasing confi dence among consumers and competitors alike. But determining ‘genuine’ BMV

product and fi nding good partners to sell it is not easy, with ‘fi nger in the air’ valuations or false discounts jumping on the BMV bandwagon.
