Commercial heating Co-

C demand for hot water.

This means that the hot water supply needs to be able to deliver – at any time, at any capacity – not least because these are spaces that are c ompeting in a competitive sector.

A r eport from Cushman &Wakefield in 2018 entitled “Flexible Office Space”, claimed that UK co- working spaces host on average around 121 individuals – up 81% from 2016 . This increase means operators of co-w

Co-working hot water demands

om Murray, specification director at Baxi Heating explores some important factors relating to water heater specification

o-working spaces in the UK are on the rise resulting in an increase in the use of shared facilities and a subsequent fluctuation in the

Unlike a traditional office block, the number of users in co-working spaces will fluctuate, resulting in a subsequent shift in hot water demand. To maximise competitiveness, property owners should prioritise lowering costs such as energy bills by ensuring the property is as energy efficient as possible. While a condensing boiler might have been the traditional choice, this is arguably not the most energy efficient choice. It’s efficiency would typically be above 90% but while it might seem suited to the job at-hand, it is worth remembering that a heating

up to 10% less efficiency than operating in condensing mode.

A boiler coupled with a calorifier might not be the most appropriate source of hot water generation for buildings with varying requirements. Arguably, specifiers should look to specify separate systems with dedicated plant for each use so each plant item can be sized much more closely to meet the specific building prerequisites. Therefore, making them much better suited to the subsequent demands of office workers.

For example, the MAXXflo EVO, a condensing water heater which has an efficiency of up to 98%,
