s an intermediary and integrating agent, facilities management (FM) companies undertake a complex role in managing a multitude of support


services that orchestrate safe, secure and healthy buildings. Emergency preparation and business continuity, environmental sustainability, human aspects, communication, project management, real estate, leadership and strategy are all part of these support services. It is a vital role that brings many challenges, often focused on cost control, maintenance of ageing equipment and facilities, and the logistics of managing multi-sites and coordinating different teams.

In March 2022, this FM provider approached Chubb with a problem. It had been let down by its incumbent fire safety solution supplier and needed a new provider to carry out urgent fire extinguisher checks for its customer – a world leader in the delivery of critical national infrastructure (CNI). At very short notice our specialist FM team stepped in to provide the preventative maintenance works required. The CNI leader is made up of eight locations across the West Midlands which comprises seven building site compounds and a main head office. The building site compounds are like mini villages comprising a two-storey main building, a welfare office, a laboratory, a security cabin and other outbuildings. The head office – formerly a car showroom – has a massive open foyer with work stations positioned around the central atrium and is home to approximately 300 employees. The FM provider requested we attend the sites to carry out urgent preventative maintenance works, checking all 240 fire extinguishers across the eight sites. Within the space of just four days, our BAFE- certified engineers had attended all eight sites and filed a report documenting the state of the fire extinguishers and any repairs and replacements required. Since completing the initial preventative maintenance checks, Chubb has been contracted to provide additional support including maintaining fire alarms across all sites including disabled toilets and conducting annual fire risk assessments.

Regularly maintaining fire safety equipment, including extinguishers and blankets, is a statutory requirement in the UK. According to the British Standard for fire extinguishers – BS 5306-3: 2017 Fire extinguishing installations and equipment on premises – all fire extinguishers and


blankets should be serviced annually with an extended service every five years. In 2017, the same FM provider chose Chubb as


its fire safety partner for a district council in West Yorkshire following a competitive bid. We were contracted to provide the maintenance of fire extinguishers and fire blankets across the entire estate – approximately 200 sites.


Regularly maintaining fire safety equipment, including extinguishers, is a statutory requirement in the UK.


Since securing the tender, our FM team has worked closely with the FM provider to ensure that preventative maintenance visits are carried out periodically across the 200 sites, which comprises more than 3,800 fire extinguishers and 444 fire blankets. The list of sites the contract includes is diverse, including a youth club area, libraries, a market office, a children’s centre, a highways depot, an athletics track, a young offenders unit, swimming pools, cemeteries, parks and a bowling pavilion. Each month we receive a maintenance schedule, indicating the sites and locations of fire safety equipment. Our BAFE-certified engineers work to this schedule checking all fire extinguishers and blankets are in efficient working order, in a good state of repair and fit for purpose. Although our engineers are targeted to check up to 60 fire extinguishers a day, the number achieved can vary based on the locations and scale of the sites.
