Property market remains lively
< INEVITABLY the proper ty market locally is a little slower than it was, but it is
still very busy. Houses of virtually all
types are being snapped up and even small terrace ones are on the market at prices one could not have visu alised a year or two ago.
, The calmer atmosphere over Iraq will probably have a beneficial effect on the property market every where. The latest National Asso
ciation of Estate Agents’ survey reveals that very many people are still serious about moving. But, in some areas at
least, they are taking their time. This is reflected in slower average completions, now eight weeks, two or even three less than in recent times. Prices are starting to fall
IHEWS ‘-compiled byTim Procter,
back in those areas of the country which experienced the largest increases during 2002 - the agents says that this allows more cautious buyers to “negotiate aggres sively.” Elsewhere, it is still a sell
er’s market, with prices being affordable in the ongo ing low interest rate time warp. Nationally, 14 viewings
are on average currently required to find a buyer. There are not many Rib-
ble Valley properties needing this number.
MEANWHILE there is no shortage of people assailing all and sundry with schemes
of one sort or another linked to the property market. “Fantastic
capital
growth” is possible in the buy-to-let sector, according to one press release sent to us. “The northern market as a whole is experiencing a boom
due to the lower value of properties but also because the rental market is stable and therefore less risky,” coos the press release. Southern occupancy and
rental rates dips can be avoided in the north, says the handout, In the Ribble Valley at any
rate the certainty is that local agents, rather than national firms sending press handouts, are the people to consult.
