‘Strong sales and homes shortage’
LOCAL estate agent H. W. Petty and Co, has reported strong property sales over the last quarter attributing the continued rise in house prices to a serious shortage of good
quality homes to sell. The latest statistics confirm the fact that for homeown
ers it is currently a very good time to sell property, although it appears that many people are still waiting until they have found a suitable property to move to before putting their home on the market. H. W. Petty and Co is a selected member of the Home
Sale Network, the UK's leading network of independent estate agents. Using data obtained from H. W. Petty and Co and around 350 other member offices across the UK, the Home Sale Network has just compiled and issued the results of its autumn survey, which for the first time includes statistics on the market in Scotland. The survey highlights good levels of demand and prices
rising significantly across the country by an average of 3.6% this quarter, despite the recent increase in rates. With seven potential buyers for every home listed in the
south and two for every property in the north, the survey shows that agents up and down the country are reporting substantially lower levels of available property listed than for some time, resulting in the shortening of selling times by around four weeks. As expected, London and the south are still leading the
way, although there are signs that buyers are starting to resist further price increases in the capital. Other parts of the UK are also beginning to enjoy better market condi tions, with prices starting to increase in the northern
regions.Commenting on the market for the autumn, H. W. Petty and Co says: "For homeowners who are considering moving house, but are worried about the possibility of a property boom, there appears to be little cause for concern. Prices in many regions are not much higher than they were last year, and where they have risen sharply, prospective buyers do not appear to be willing to pay over the odds. The strength of the property market, coupled with low mortgage rates for the foreseeable future, therefore, means that it is currently a very good time to consider putting your home on the market." Crackdown on ‘unfair’ lenders
A CONSUMER watchdog is calling for tough regulations with 'sharp teeth' to put the
consideration - the Financial Services and Markets Bill currently going through Parliament gives ministers powers to bring mortgages under the control of the

warned estate agents over pressuring home buyers into buying mortgages and other financial services and the Local Government Association claimed an investigation found 95% of mortgage bro kers breaking the voluntary code of prac
tice. Sophie Gumpel of the Consumers
Association says: "We are very concerned about the quality of mortgage advice peo
ple are getting.
"In many cases, advisers don t make much of an attempt to find out what

would be best for the consumer. "Also there still seems to be a heavy
bias in favour of endowment mortgages, which may be because of outdated assumptions about the economy and also may be influenced by the fact there is a lot more commission from endowment
mortgages." Ms Gumpel says the Consumers Asso
ciation wants to see statutory regulation of mortgage-selling and she suggests that legislation should include compulsory training for mortgage advisers. Statutory regulation is already under
