Oakland Care buys Hampshire care home scheme

Oakland Care has completed the purchase of a 70-bed, sustainable care home development site in Fleet, Hampshire. When completed, the new home will include a café bistro, hair salon, lounge and dining rooms, balcony and terraces, and extensive landscaped gardens. Oakland Care purchased the scheme – its 13th addition to a growing portfolio of care homes across the South East and London – from Frontier Estates. With a target completion date of 2027, the new home will form part of Oakland Care’s strategy towards developing all electric- powered, net-zero, BREEAM accredited homes. Oakland Care’s director of development Richard Dooley said: “We are delighted to acquire this well-located opportunity. Over the years we have become well-recognised for the outstanding care we deliver to our residents, and this site provides us with a great opportunity to support more people over the coming years as part of an expanding portfolio of home across the wider southeast area.

Untold Living breaks ground on Newport retirement community

Construction is underway on Untold Living’s new £20m retirement community in Newport, Wales.

“The new home will also form part of our new strategy of developing all electric- powered, net zero homes which will be BREEAM accredited. This is a key strand of our ambitions as a care home provider who is committed to leading the way in our approach to combatting the climate crisis. It demonstrates a big step forward against our environmental strategy with sustainability not only championed by our team members, residents, and their friends and family, but placed within the very build and function of our care homes.”

Kori Construction to deliver Leicester care home

Kori Construction has been appointed by Cinnamon Care Collection to develop a £21m luxury care home in Leicester. Construction on the 73-bed home in Thurnby is set to commence shortly, with completion due in August 2026. The project, managed by Fed3 Projects, will

transform a brownfield site into a state-of-the- art facility featuring 10 premium care suites. Each suite will include an en suite wet room, a private living room, and a kitchenette. The home, designed to achieve an EPC

A rating, will be built using a traditional construction approach with pre-cast concrete plank floors and a brick and cladding façade. The project is also committed to creating

social and economic value within the local community through Kori Construction’s social value action plan. This will be accomplished through initiatives such as hiring locally and offering apprenticeships and training opportunities to young people.

Kori Construction MD Jordan Connachie, said: “We are proud to partner with Cinnamon Care Collection on this much-needed development.

“This care home will deliver a safe, comfortable, and luxurious environment for residents while revitalising a former landmark site in Thurnby.

“With first-class amenities, beautiful green views, and modern care facilities, this project will significantly enhance local care provision and benefit the wider community. “The project will generate significant

social value through local job creation and community engagement efforts.” James Gant, development director of Cinnamon Care Collection, commented: “We are excited to bring this project to life with Kori Construction.

“There continues to be an urgent need across the UK to deliver luxury care homes and developing this existing brownfield site in an area that has a significant shortfall in care beds will go one step towards addressing this need.”

Offering homes for purchase and rent, along with 24-hour on-site care that residents can access as needed, the retirement community of 61 apartments and 15 bungalows – built by contractor McPhillips – will provide needed flexible and supportive living for older residents. Construction is expected to take 18 months. The Matter Real Estate-backed project was granted full planning permission earlier this year after a £26.4m loan was secured to support the development. Amy Herbert, director of operations for Untold Living, said: “Today marks a significant milestone in our commitment to delivering communities that support modern retirees wanting to right-size, to do so affordably and with ease. “As both developer and operator, we’re long-term partners of Newport’s wider community as well as our residents, and we intend to continue to invest in the area over the coming years.” McPhillips director Chris Walker said: “We are really looking forward to developing this scheme for Untold Living and for Newport and the official sod-cutting marks an important first milestone. “This development will provide more choice for people in Newport who are retired or approaching their retirement meaning they can downsize and stay in the local area.

“There’s also significant benefit for the local community through our directly employed workforce and our established local supply chain. And of course, for the environment too, given we’re only based a few miles up the road.”
