Impact Health REIT picks up six-pack in UK care home deals worth £21.25m


Impact Health REIT has completed the acquisition of six UK homes comprising 370 beds for a total consideration of £21.25m. The company has bought three homes in


Northern Ireland with a combined total of 193 beds from Electus Healthcare for £7.7m. Two of the homes are located to the south


of Belfast and the third is in the coastal town of Donaghadee. Impact has committed £1.2m of capital


expenditure or just over £6,200 per bed, to refurbish the homes. The investment will include works to improve the energy efficiency of the homes in line with Impact’s ESG policy. The initial annual rent has been agreed at


£693,000 and, following the capital expenditure, will increase to £801,000. Electus has entered into new leases that


have fixed 25-year terms with no break clauses. The rents receivable under the leases will be


subject to annual, upward-only rent reviews linked to RPI, with a floor of two per cent per annum and a cap of four per cent per annum. Impact also picked up the 51-bed Blackwell


Vale care home near Carlisle for £1.05m from Mariposa Care Group, and will commit £1m of capital expenditure in return for an increase in rent to £167,000 from April 2022. The initial rent will be £85,000. Impact has appointed its existing tenant,


Careport, as the new tenant of Blackwell Vale. Careport now operates nine homes for Impact with a total of 472 beds. Elsewhere, Impact has acquired the 47-bed


Mavern House nursing home in the Wiltshire village of Shaw near Melksham for £5.1m. Impact has appointed one of its existing


tenants, Welford, as the new tenant of Mavern House. Welford now operates seven homes for Impact with a total of 340 beds. Over the next 18 months, the home is to be


extended with a net additional six beds at a cost of around £600,000 in return for an increase in annual rent to approximately £437,500 from July 2022. The initial annual rent will be £387,500. Impact has also completed the acquisition


of St Peters House, a 62-bed care home in Bury St Edmunds managed by Welford, for £7.4m as announced last September.
