FLOORING ROBOTS TAKE THE FLOOR
How is autonomous floorcare technology transforming cleaning strategies, asks Peter Jones, robotics expert at Robert Scott Robotics.
As facilities adopt automation, AI and connected technologies to improve efficiency, floorcare is becoming a key area for innovation. From offices to retail and leisure, facilities teams face growing pressure to maintain high standards of cleanliness and safety while managing labour shortages, rising costs and demanding production schedules.
For facilities managers, the challenge is no longer simply keeping floors clean – it is about maintaining safe, compliant and efficient environments without disrupting operations. This is where the latest generation of autonomous floorcare technology is transforming cleaning strategies.
Modern robotic floorcare systems, such as the recently launched MT1 Max and MT1 Vac, can now handle large-scale, repetitive cleaning tasks with far greater consistency and intelligence. Equipped with AI-powered navigation, advanced sensor technology and real-time reporting, these machines are designed for demanding facilities management settings where uptime, safety and productivity are critical.
The MT1 Max is equipped with advanced 3D LiDAR, dual chips for greater computing power and improved obstacle management, allowing it to adapt seamlessly to complex conditions, while the MT1 Vac is the world’s first AI- powered vacuuming robot for large-scale environments, and features a Visual Simultaneous Localisation and Mapping (VSLAM) system which enhances navigation in dynamic environments.
Safety and self-management Safety plays an increasingly important role in cleaning, as clean floors contribute directly to health and safety performance by reducing slip hazards, controlling dust and improving workplace conditions.
Modern robotic floorcare equipment supports these objectives through integrated reporting and remote monitoring tools. Facilities managers can track cleaning activity, coverage areas, machine status and operational performance through centralised dashboards, improving accountability and simplifying compliance reporting.
Early cleaning robots struggled with navigation and were notorious for getting stuck in corners, colliding with objects and failing to clean up the edges of rooms, Limited sensor technology meant occurrences of collisions with objects, becoming trapped in tight spaces, missing areas was quite common.
While some entry-level or older models may still encounter these challenges, today’s machines use advanced navigation systems and multiple sensors to map their environment, recognise obstacles and adjust their cleaning path dynamically. As a result, issues such as getting stuck or repeatedly missing areas are far less common.
Another major development is the ability for autonomous systems to self-manage routine operational tasks. Automatic charging, water refilling and route recalculation allow robots to operate with minimal intervention, maximising uptime across large facilities. In multi-shift or 24-hour production environments, this autonomy can improve cleaning consistency without increasing labour demands.
People matter Despite these technical advances, robotic floorcare is not about replacing facilities teams. The most effective industrial cleaning strategies combine automation with skilled personnel. Robots excel at repetitive floor cleaning, while human teams remain essential for detailed cleaning, maintenance oversight and responding to unexpected issues.
Highly cluttered spaces, tight corners, stairwells and specialist cleaning tasks still require human judgement and flexibility. However, by automating predictable cleaning processes, facilities teams can deploy staff more strategically and improve productivity across the site.
Looking ahead, the role of AI is expected to expand further. Future systems are likely to incorporate greater environmental awareness, enabling machines to recognise floor types automatically, adapt cleaning methods in real time and integrate directly with wider smart building and FM platforms.
For managers, the key consideration is no longer whether automation has a place in facilities cleaning, but how best to integrate it into wider operational strategies. As facilities become smarter and more connected, autonomous floorcare systems are proving their value not only as cleaning tools, but as part of a broader approach to efficiency, safety and operational resilience.
