LIVE 24-SEVEN ALBAN HOUSE. . . A PHOENIX RISES FROM THE ASHES

When the scaffolding and hoardings came down at 16-18 High Street, Hereford’s residents could finally see the result of two years’ of hard work.

32

It was Thursday 21st October 2010 when fire took hold and tore through two landmark Grade II listed buildings, leaving a site that lay derelict for seven years. Requiring more than 100 firefighters to bring it under control, the buildings were totally gutted – buildings that had origins in the 15th and 16th century but also had 18th and 20th century additions.

For more than six years, Herefordshire Council couldn’t find a developer who was willing to commit to the mammoth task of bringing this historic part of the city back to life.

Finally, Birmingham-based developer Elevate Property Group stepped in, and two years ago were granted detailed listed building and planning consent by Herefordshire Council to redevelop what is now known as Alban House.

Elevate worked with local architects Hook Mason in addition to development managers BACE Construction Consultants, and appointed C J Bayliss of Hereford as main contractors to build the project. Even then construction work was delayed when Saxon ramparts were discovered and the developers stepped back to allow county archaeologists to chronicle details of the Saxon discovery which dates back to late 9th century AD.

Finally, a wide range of 18 properties to include seven 2-bed apartments, seven 1-bed apartments, three 2-bed penthouses and a 2-bed cottage in the courtyard will be completed later this year.

Help to Buy is available, and there are currently eleven apartments still for sale to include lovely one bedroom apartments with prices ranging from £135,000 to a top floor Penthouse at £300,000.

David Hofton, Sales & Marketing Director of Elevate Property Group, said: “We’re very proud of what Elevate Property Group and our development partners have created at Alban House, bringing a luxury finish and specification to Hereford that hasn’t been seen before.”

When completed, Alban House will be fronted by two commercial units with a newly-created range of luxury homes, above and behind, many with balconies! The gated courtyard accessed from East Street to the rear will also provide the availability of parking.
