48/ MAY 2019 THE RIDER REAL ESTATE: Agricultural land value trends

are on the rise. “Ontario farmers continue to

spend big money on farmland, es- pecially in the southwest part of the province.” Is one headline I’ve seen recently. As a salesper- son who works day to day pro- moting farms and rural properties I appreciate and understand that big parcels of good arable land are becoming harder to purchase as farmers retain their holdings and look to purchase more land rather

“Prime Land Value Rises”

than sell. The farmer /land holder hopes and has to work more land each year in order to stay viable. The median value of land

sold in Oxford County exceeded $20,000, Perth topped $18,000 and Huron, Middlesex, and Wellington counties all posted median sales values over $14,000 per acre. Historically low interest rates continue to be the prime fac- tor driving land price increases. Interest rates have been at histori- cally low levels and have allowed

for substantial expansion by large, progressive agricultural produc- ers. Unfortunately this rising value has an adverse effect on younger generation farmers who are trying to assume the running of inherited properties or young people wanting to become full time farmers because of the mas- sive debt load. “When it comes to rapidly

rising land costs, there are two factors at play. Strong crop yields, fuelling demand by producers to

expand their operations, account for about half of the farmland price hikes. The rest comes from domestic and for- eign speculators and developers who are buying up farmland and converting it to commercial and residential uses, including subdivisions and mega-man- sion properties. Brant County has seen thousands

of acres of prime agricultural land being amalgamated into the City of Brantford after a 25 year freeze that stretched in almost 35 years as the process of amalgamation went through the rezoning and amalgamation process. The City of Brantford was identi-

fied several times over the past three years by several publications such as McLeans Magazine as one of the most desirable places to live causing a tremendous upswing in buyers looking to relocate out of places like Hamilton and Toronto, resulting in much higher prices for homes there and a need for more housing to be built. Families looking for a small

acreage and rural living are having to look further and longer to find a small hobby farm for a move into the coun- try.

Prices are far more expensive. Es-

pecially in areas that provide an easy commute to major cities for work. The Canadian dream of rural, farm and country lifestyle in becoming unreach- able for many. As a farm owner myself, I appre-

ciate we need to keep the good work- able lands available for use as lands to grow and produce the foods we need to survive. My livelihood is not derived from owning a farm but as a hobby and a place to raise and house my horses. Our land here is very rich and best used for crop production. When I retire I will have to move

to a much more remote area than I cur- rently reside in and onto less fertile land that will still accommodate horses.
