Would you like to buy a home, but are not convinced about purchasing an older property? If so, buying a new build or off-plan property may be the right choice for you. New build homes, or homes that have been built recently, have been gaining popularity over the last few years for the ease of lifestyle they provide.


Off-plan homes, or homes that you purchase from an architect’s plan and are then built, have also seen an increase in popularity because of the ease in personalising the property.


Buying a new build or off-plan home has plenty of advantages.


• It’s easy to start living your life. We live very busy lives these days and don’t necessarily have the time or inclination to spend weekends redecorating and refurbishing a second-hand home. New builds are rather like new cars, you decide on the specification, what colour you want, what engine, what optional extras – and then wait for the delivery day; what could be better? You can even have a test drive equivalent by visiting the show home.


• You can add your own personal touches. When buying off-plan purchasers are commonly offered a choice of finishes included within the price as well as a range of chargeable upgrades. This essentially enables them to personalise and customise the property to their own specific tastes and requirements. Buying finished properties means taking on the time, effort and costs of changes at a later date.


• You’ll pay a lower fee. “You can very often pay slightly less for a property if you are buying off-plan, often developers particularly smaller ones, will increase the price once the home is completed but offer a discount for a sale off-plan which gives them guaranteed revenue.


• There’s a 10-year NHBC guarantee. One of the biggest advantages of a new home is the ten-year warrantee that you won’t get with any other property, as the property will be built to the most modern standards.


• You can secure the price before the home is built. One of the greatest advantages to buying off-plan is knowing that the price can be set up to two years in advance of completion, giving a potential capital increase.
