I HOPE you enjoyed reading my article last month, or at least found it informative. This month I will concentrate on property letting and management rather than sales, so as to give you a dif- ferent perspective. There has been enormous change within the industry since I started way back in the mid-80`s. The intro- duction of the Housing Act 1988, in January 1989, was the most far reaching since with the introduction of the Assured Shorthold Tenancy it meant that a landlord could regain posses- sion of the property relatively easily. To give you an example, my great-grandfather had some friends move into an empty house in Beccles when they needed somewhere to stay for a few weeks. This was back in 1954 and it was more of a “gentleman`s agreement” than a properly prepared tenancy agreement. Because they contin- ued to pay rent they couldn`t be made to move and we finally got the house back not that many years ago. I regularly run free advice

Not doing the first two will get you in trouble with the authorities and the last one will make it very difficult for you to get the tenants out when you eventually want to. You have been warned. Inner Wheel Ladies’ Sew-in for Ugandaid
LADIES of Beccles Inner Wheel Club met together for a sewing day to make dresses from pillow cases for little Ugandan children. Coloured pillow cases were donated and with the addition of bias bind-
ing, lace, ribbon and ric-rac braiding were quickly trans- formed into pretty little dresses. Two dozen dresses were com- pleted and will be taken out to the slum area of Mesese, Ugan- da, by the charity Ugandaid.

Christian Aid Week in Beccles
TO mark the 100 years Cente- nary of the RAF, on Saturday 31st March the local Branch of the RAF Association, Beccles and Southwold Area held a Wings Appeal Charity Collec- tion in Exchange Square, Bec- cles and an Exhibition of RAF memorabelia in Hungate Church Hall.

March on my entire record in terms of Mean Temperature (8.95C), last March. This time the Mean Temperature of 5.01C was the lowest for month since 2013. Whereas last March, there were just six days which failed to record 10C or better, this time there were only ten days which actually reached or exceeded that figure. There was a very cold start to
March, which included the first sub zero Maximum Temperature (-1.0C) for the month on 1st on entire record. The 2nd also had a “high” of +0.4C. This was part of a period commencing during the evening Tuesday 27th Feb- ruary till dawn on Saturday 3rd March when air temperature was constantly below freezing. The next coldest period was week- end, Saturday 17th (Maximum +0.1C) and Sunday 18th (Maxi- mum +1.3C), which were also made to feel really uncomfort- able by similarly biting winds as in the earlier period. For such a cold month, six air
frosts noted may seem relatively few, but most for month since 2013. The coldest night of the month (1st) recorded Minimum of -3.5C, lowest for month, since 18/03/2011 (-3.6C). This in great contrast to March 2017 which recorded an absolute Minimum Temperature of +1.2C, the only March on my entire record to avoid an air
frost. Higher Pressure gave us a rel-
atively settled period 17th to 25th, during which only one rain day was noted, otherwise the month saw twenty precipitation days, on four of which snow was observed to fall and six morn- ings had lying snow, each high- est for month since 2013. Seven of these days classed as
“wetter” (0.20” or more), the wettest, 4th (0.50”) and 30th (0.52”). The major snow events at the
beginning of the month did pro- vide snow cover of 12cms on the mornings of the 1st and 3rd and 9cms on the morning of the 2nd. The long-term average March
rainfall total was achieved by the 13th and the eventual 3.33” made this the wettest March since 2013. This the fourth month in a row which has seen plentiful rainfall, in fact Decem- ber 2017 to the end of this month recorded 13.20” (more than half a year expectation in just four months!) compared to just 5.33” in the comparative period just a year ago and 9.56” in the first half of 2017. From the beginning of
December 2017 to the end of March 2018 (121 days), seventy eight have noted rainfall. For such a wet month it is
unusual for the main wind pre- domination to be of an Easterly type bias.
