Keeping in Touch with Regulations
Touchstone Residential Lettings are regulated by the Royal Institution of Chartered Surveyors (RICS) which provides protection to clients through the RICS Client Monies Protection Scheme.
In addition to this
Touchstone are members of the National Approved Lettings Scheme (NALS), Association of Residential Lettings Agents (ARLA), Association of Residential Managing Agents (ARMA) and proud founder members of the new Safe Agents Fully Endorsed scheme (SAFE) (
www.safeagents.co.uk). SAFE is a mark denoting firms that protect landlord and tenant monies through client money protection
schemes, setting them apart from those in the sector who do not. Business development manager Paula Booth said: “Landlords and tenants often make decisions based on cost, but it is important to ensure you ask your agent for details of the organisation it is regulated by and whether or not it is covered by a client money protection scheme, meaning that your money is safeguarded, whatever happens to the agent. All agents regulated by RICS, ARLA/NFOPP, the Law Society and NALS maintain and operate separate designated client accounts where your money is held completely separately from the operating funds of
the firm.” Paula continued: “If the agent you are using cannot provide you with the assurance of knowing it is covered by a client money protection scheme, the question you need to ask is: ‘Why not?’ With an increase in letting
agents and property managers failing and leaving client account deficits or, in some cases, absconding with clients’ rents and deposits altogether, the client money protection schemes are vitally important safeguards for all parties.” Touchstone works
tirelessly to ensure that they achieve compliance with all the regulatory requirements of the rental
sector, to ensure that customers and clients have complete peace of mind. Touchstone Residential
Lettings are aware that they operate in a very competitive market, and are totally committed to always offering the best level of compliance and quality of work, but doing it properly, of course, does come at a cost. “Peace of mind is a valuable commodity these days and it is number one on our list here at Touchstone”.
